A document for the Downing scheme, called West Bar BPRA LLP, indicates that each backer could net returns of up to 23 per cent over eight years through theiri investment in the Sheffield project.
It is envisaged the backers will sell the hotel after eight years so they can realise their investment.
The document said: “(This is) an opportunity to participate in a £17.8million scheme to renovate an existing property whilst taking advantage of attractive taxation incentives.”
The Sheffield premises will have 142 bedrooms over seven floors. It will also house a restaurant called Frankies, an American/Italian bar and grill created by TV chef Marco Pierre White and jockey Frankie Dettori.
A spokesman for Hilton Worldwide confirmed that the hotel is set to open by the end of 2013 under a franchise agreement with a hospitality firm called Sanguine.
A spokesman from investment company Downing refused to comment.
